Where it is

Northwood Hills lies west of the Florida East Coast Railway tracks and Broadway, with 45th Street along its northern edge. The rail corridor that carries Tri-Rail cuts through its western side, and Lake Mangonia is just beyond. Old Northwood, with its own page, is to the east.

From the city’s parcel layer:

Home type Count
Single-family houses 749
Small apartment buildings (under 5 units) 67
Apartment buildings of 10 units or more 1

Half of the single-family houses were built in 1950 or earlier, according to the parcel records, which date them from 1923 to 2025. About 56% of the home parcels (455) carry a homestead exemption, the Property Appraiser’s mark of a full-time owner’s residence. Exterior work inside the historic district goes through the city’s historic preservation review; see our permits and zoning guide.

Schools
