Downtown is the area inside the City of West Palm Beach’s Downtown Master Plan boundary, the planning district that runs from the Lake Worth Lagoon west to the rail corridor around Tamarind Avenue. This page leaves out the Northwest historic neighborhood, which sits inside the same boundary and has its own page. What is left covers about 600 acres and about 3,900 homes, almost all of them in condominium buildings, all in ZIP code 33401.

Where it is
The Downtown Master Plan area takes in Clematis Street, the waterfront along Flagler Drive, the blocks around City Hall at 401 Clematis St., Rosemary Square and the streets west to the Tri-Rail station at 203 S. Tamarind Ave. Two neighborhood associations on the city’s map cover parts of it: the West Palm Beach Downtown Neighborhood Association and the Providencia Park Neighborhood Association on the north side. The city’s Clematis Street historic district is inside it; the National Park Service listed the Clematis Street Historic Commercial District on the National Register of Historic Places in 1998.
From the parcel records in the city’s parcel layer:
| Home type | Count |
|---|---|
| Condominium units | 3,748 |
| Townhouses | 92 |
| Single-family houses | 54 |
| Small apartment buildings (under 10 units) | 37 |
| Apartment buildings of 10 units or more | 14 |
About a third of those homes (1,294) carry a homestead exemption, the Property Appraiser’s mark of a full-time owner’s residence. Parcels inside the Downtown Development Authority district also pay that authority’s tax rate; see our property taxes guide. More on the streets themselves in our Clematis Street guide.
Schools
From Palm Beach County’s open data copy of the School District of Palm Beach County’s attendance zones, matched to every downtown home parcel:
| Level | Zoned school | Share of downtown homes | Florida 2026 grade |
|---|---|---|---|
| Elementary | Roosevelt Elementary, 1220 15th St. | 68% | C |
| Elementary | U.B. Kinsey/Palmview Elementary, 800 11th St. | 20% | A |
| Elementary | Palm Beach Public School, 239 Cocoanut Row, Palm Beach | 12% | A |
| Middle | Conniston Middle, 3630 Parker Ave. | 87% | B |
| Middle | Bear Lakes Middle, 3505 Shenandoah Blvd. | 13% | C |
| High | Forest Hill Community High, 6901 Parker Ave. | 83% | A |
| High | Palm Beach Lakes Community High, 3505 Shiloh Drive | 17% | C |
Each school name links to its state report card. The district’s A.W. Dreyfoos High School of the Arts is downtown at 501 S. Sapodilla Ave., but it has no attendance zone on the county’s map. Downtown is split between zones, so check the exact address on the district’s Find My School map. More in our schools guide.

The Zillow Home Value Index is a modeled typical value for the middle third of homes, single-family houses and condos together, not a sale price. It covers all of ZIP code 33401, which also includes Grandview Heights, Flamingo Park and part of El Cid, not downtown alone. More in our home prices guide.

How we drew this area
This page uses the city’s Downtown Master Plan boundary minus the Northwest neighborhood association’s area. Home counts come from the city’s parcel layer on Oct. 10, 2026, and ZIP codes from the city’s address layer. Each home parcel was matched to Palm Beach County’s open data copy of the district’s attendance zones. Store locations and road distances use © OpenStreetMap contributors.
